How Much Does It Cost to Build a Custom Home in Charlotte NC?

This is one of the most common questions we get.
The honest answer is building cost depends on the design, the specifications, the site conditions, and the amount of total space under the roof.
For reference, a few recent high-end custom homes we completed ranged from approximately $270 to over $500 per heated square foot. These homes ranged from about 3,600 heated square feet to 7,800 heated square feet, with total construction costs ranging from roughly $1.25 million to over $4 million.
These numbers do not include the cost of the lot, and they do not include landscaping beyond basic backfilling and drainage.
Many people are surprised to learn that the cost to build per heated square foot involves more than just the heated living space. Factors such as garages, covered porches, patios, rooflines, foundation conditions, interior finishes, windows, trim details, cabinetry, appliances, and mechanical systems significantly impact the overall cost.
We constructed two distinct home designs simultaneously, side by side, on comparable lake lots with identical specifications. Despite this, the construction cost per heated square foot differed by more than $75 due to the variations in home designs and site conditions. One lot was flat and the more expensive build cost had several feet of slope.
That is why we look at every custom home individually. The final cost is the result of the design, the level of detail, the specifications, and the conditions of the lot.
